Affordable Housing Loans
Texas Mezzanine Fund’s Affordable Housing Loan Program provides tailored financing to for-profit and nonprofit developers—supporting predevelopment, land acquisition, lot inventory, and interim construction of quality single- and multi-family affordable housing projects across underserved Texas communities.
Loan Guidelines
Eligibility: Job creation/retention for low/moderate income persons or a business located in a low/moderate income census tract.
Use of Funds:
Real Estate acquisition or Rehab/Construction of Affordable Housing
Non-Profit or For-Profit Developments
Single-Family or Multifamily Developments
Loan Amounts:
Minimum Loan amount of $100,000.
Up to $2,000,000 for loan collateralized by real estate with TMF in a first lien position — 90% LTV in most cases
Up to $800,000 for a loan in tandem with another lender, TMF in second lien position on real estate; combined LTV of 90%.

Debt Schedule
List all existing business debt including capital leases.
Personal Financial Statement(s)
Each Principal, owning 20% or more of the business needs to complete.
Most Recent Tax Returns for each Principal
Complete with all supporting schedules.
Three Years (3) of Complete Financial Statements
Including balance sheet, income statement and cover letter if statements prepared by a CPA.
Past Three Year’s Business Tax Returns
Current Interim Financial Statement
Dated within the past 90 days
Financial Projections and Assumptions
You must provide financial projections for at least two years if in business less than three years, and/or when seeking business expansion funds.

Please download the attached loan application and provide all the requested documentation. A non-refundable application fee of $150 covers the cost of business credit checks, personal credit bureaus, and tax verifications. A cashier’s check or certified check should be included with the application if mailed or sent separately if emailed. Please note that the underwriting process will not begin until the application fee is received.
