Housing Channel’s partnership with Texas Mezzanine Fund has enabled the nonprofit to acquire and rehabilitate distressed properties at scale, increasing affordable homeownership opportunities while eliminating blight across North Texas neighborhoods. By leveraging TMF’s mission-aligned financing, Housing Channel has stabilized carrying costs and accelerated renovation timelines, passing savings directly to low- and moderate-income families.

A Legacy of Affordable Housing
Founded initially as Tarrant County Housing Partnership, Housing Channel has spent nearly three decades delivering quality, affordable housing solutions across North Texas. For 28 years, the organization has maintained an unwavering commitment to helping low-income families achieve the stability and wealth‐building potential that comes with homeownership. By combining real‐estate expertise with localized outreach, Housing Channel works to enhance neighborhoods, strengthen communities, and dismantle barriers that keep families from attaining safe, decent housing.

Empowering Homeowners Through Education and Services
At the heart of Housing Channel’s mission lies a robust suite of free education programs and financial services. Prospective homebuyers attend workshops on budgeting, credit management, and mortgage readiness, ensuring that families are equipped to navigate the purchase process and avoid costly pitfalls once they graduate. Meanwhile, Housing Channel’s financial counselors work one-on-one with clients to develop personalized action plans. This combination of classroom instruction and direct counseling demystifies homeownership, empowers participants to build equity, and mitigates the risk of loan delinquency or foreclosure.

Transforming Neighborhoods with New Construction and Rehabilitation
Beyond individual education, Housing Channel plays a critical role in community redevelopment. The nonprofit partners with local municipalities and neighborhood associations to build new, quality single‐family homes on infill lots, targeting areas where affordable options are scarce. Simultaneously, its rehabilitation arm resurrects dilapidated properties—repairing roofing, updating electrical systems, and modernizing interiors—to create livable, energy-efficient homes for families with special needs or moderate incomes. By reinvesting in existing housing stock and developing new infill projects, Housing Channel has helped revitalize blighted blocks, improve streetscapes, and attract additional private investment in surrounding areas.

In recent years, Housing Channel’s collaboration with Texas Mezzanine Fund has been a game-changer, particularly for its acquisition/rehab/resale program. TMF’s mission‐aligned financing enabled Housing Channel to acquire distressed or vacant properties at scale, stabilize them through strategic capital, and offer the finished homes at below‐market prices to qualifying families. As a direct result of this partnership:

  • Increased Affordable Homeownership: By expanding purchase capacity, Housing Channel facilitated dozens more home purchases each year, closing the gap between available affordable units and applicant demand.

  • Blight Reduction: Targeted acquisition of abandoned properties removed safety hazards, reduced crime risk, and halted the cycle of deferred maintenance in vulnerable neighborhoods.

  • Neighborhood Stabilization: Once rehabilitated homes are occupied, property values in adjacent blocks have trended upward, encouraging local reinvestment and lending confidence.
